Millrose Properties Raises Quarterly Dividend to $0.77
Millrose Properties increased its quarterly dividend by 1.32%, giving the shares a 9.95% forward annual yield at the stated price.
MRP — Millrose Properties, Inc.
Millrose Properties, Inc. (NYSE: MRP) increased its quarterly dividend to $0.77 per share from $0.76, a 1.32% rise. The ex-dividend date was July 6, 2026.
The new rate equates to an annualized dividend of $3.08 per share. Based on the stated share price of $30.67, the forward annual yield is 9.95%. Millrose has a market capitalization of approximately $5.09 billion.
The increase is modest in percentage terms and does not establish a multi-year dividend-growth streak. Millrose is a relatively new standalone public company, having been spun off from homebuilder Lennar in February 2025. Lennar transferred land assets and cash to Millrose as part of a strategy to operate with a more asset-light homebuilding model, according to Lennar’s annual report.
Business context
Millrose provides land and development capital to residential builders. Its model generates recurring cash flow through contractual option payments and recycles proceeds from homesite sales into additional projects, according to the company’s first-quarter results.
Management has said builders are increasingly seeking capital-light access to lots as they balance community growth against pressure on margins and balance sheets. Millrose expanded its builder relationships during 2026, while its foundational agreement with Lennar continued to provide recurring cash flow. The company also moved into multifamily land banking and reported relationships with 18 counterparties outside Lennar in its second-quarter update.
Those operating developments provide context for the higher distribution, although the dividend declaration did not attribute the increase to a single specific factor. Millrose’s SEC filing notes that future dividends remain subject to board approval and considerations including operating results, liquidity, financial condition, taxable income and debt restrictions.
What it means for income investors
The increase raises quarterly cash income by $0.01 per share and lifts the annualized distribution to $3.08. The 9.95% forward yield is comparatively high, but it is a point-in-time calculation tied to the stated share price. Future distributions are not guaranteed and will depend on Millrose’s cash generation, capital needs, financial condition and board decisions.
