Welltower Raises Quarterly Dividend 14.86% to $0.85
Welltower increased its quarterly dividend to $0.85 per share, extending its growth streak to two consecutive years.

Welltower Inc. (NYSE: WELL) increased its quarterly dividend to $0.85 per share from $0.74, a 14.86% rise. The new rate equates to an annual dividend of $3.40 per share.
The shares traded ex-dividend on Aug. 12, 2026. Based on a share price of $239.22, the forward annual yield is 1.42%.
The increase extends Welltower’s consecutive dividend-growth streak to two years. The real estate company previously reduced its payout in 2020, making the recent growth record relatively short despite its long history of quarterly distributions.
Cash-flow growth supports the increase
Management attributed the higher payout to strong cash-flow-per-share growth, a low payout ratio and balance-sheet strength. Chief Executive Shankh Mitra also pointed to secular demand, operating improvements through the Welltower Business System and an expanding investment pipeline as factors supporting the company’s longer-term growth outlook. Those comments followed continued operating gains in the company’s senior-housing portfolio. For the second quarter of 2026, Welltower reported that normalized funds from operations per share increased 25.0% from a year earlier. Total portfolio same-store net operating income rose 15.5%, led by 20.5% growth in its Seniors Housing Operating portfolio. Welltower focuses primarily on rental housing for older adults in the United States, United Kingdom and Canada. Its portfolio includes more than 2,500 senior and wellness housing communities, according to the company.

The increase provides shareholders with an additional $0.11 per share each quarter, or $0.44 on an annualized basis. However, the 1.42% forward yield remains modest relative to many income-oriented real estate securities.
