Brixmor Property Group Inc. raised its quarterly dividend to $0.33 a share from $0.308, an increase of 7.1%. The shares next trade ex-dividend on January 5, 2027, and the payment date is January 15, 2027.

Why the dividend changed

Brixmor tied the increase to operating momentum and visibility into cash generation. Chief Executive Officer Brian Finnegan told investors that the board’s action reflected “strong visibility we have into continued earnings and cash flow growth.” He pointed to retailer demand at grocery-anchored centers, rising traffic and limited new supply as supports for the business. Brixmor’s third-quarter earnings call also described record leased occupancy and a large pipeline of signed leases that have not yet started paying rent.

The quarter supplied concrete support for that assessment. Brixmor reported total leased occupancy of 95.6%, same-property net operating income growth of 6.6%, and Nareit funds from operations of $184.6 million, or $0.60 a diluted share. It raised its 2026 outlook for Nareit FFO to $2.36 to $2.38 a diluted share and for same-property NOI growth to 5.50% to 5.75%. Those indicators matter because rent commencements and property-level income are the recurring sources from which a REIT funds distributions, reinvestment and debt service. The company’s third-quarter release presents the increase alongside the higher outlook.

This is a regular quarterly increase, not a split-driven adjustment. It comes as Brixmor prepares for the Slate Grocery REIT transaction, which would expand its exposure to grocery-anchored shopping centers. The deal is strategically relevant but also adds funding and execution demands, so the dividend decision rests against a broader capital-allocation program that includes acquisitions, property reinvestment and asset sales.

Dividend track record

The payment record shows a measured step-up rather than an isolated jump. Each of the four 2025 payments was $0.288. Each of the first four 2026 payments was $0.308, before the newly declared $0.33 rate. The increase extends Brixmor’s consecutive growth streak to 4 years.

Full-year totals reinforce that pattern. Dividends rose to $0.96 in 2022, up 11.6%; $1.04 in 2023, up 8.3%; $1.09 in 2024, up 5.0%; and $1.15 in 2025, up 5.5%. The sequence shows continued rebuilding after the last annual cut in 2021, with percentage growth moderating before the latest quarterly increase.

The 2021 annual comparison needs context. The $0.86 total that year was up 50.9% from $0.57 in 2020, but 2021 contained 4 payments compared with 2 in 2020. The higher annual total therefore does not erase the record of a cut in 2021. For income planning, the stated annual dividend is $1.23 a share, equal to $123.00 of annual income per 100 shares.

Is the dividend covered?

The dividend consumes 86% of earnings. That ratio indicates coverage, but with a relatively narrow earnings cushion if profit weakens or capital needs rise. For a real estate investment trust, earnings also include substantial property depreciation, so the earnings payout ratio is an important but incomplete view of recurring distribution capacity.

SmarterDividends rates the dividend C with a safety score of 57. The grade is borderline, within the 50-65 band. In plain terms, the current payment is covered on the reported earnings measure, but the combination of a high payout ratio and the company’s investment commitments does not support a clearly secure assessment. The operating gains and higher guidance are positive coverage evidence, while execution of the larger capital plan remains relevant.

Yield and valuation

At a $28.71 share price, Brixmor’s forward yield is 4.37%. That is below the Real Estate sector median forward yield of 7.21%, so the shares provide less dividend income per dollar invested than the sector benchmark. The stock has recorded a 7.6% gain over 1 year.

SmarterDividends estimates fair value at $22.23 and classifies the shares as overvalued, with 21% downside to fair value. That valuation verdict is separate from dividend coverage: a company can fund its distribution while its market price implies a lower yield and stands above a fundamentals-based value estimate.

What to watch

The immediate dates are January 5, 2027, when the shares next trade ex-dividend, and January 15, 2027, when Brixmor is scheduled to pay the dividend. Investors must own shares before the ex-dividend date to receive that payment.

The larger corporate item is the pending Slate Grocery REIT transaction. Brixmor and Everview Partners expect the transaction to close in the first quarter of 2027, subject to customary conditions including approval by Slate unitholders. Brixmor plans to acquire a grocery-anchored portfolio directly and invest in an Everview joint venture that will own additional properties. The transaction announcement sets out the structure.

Completion timing, asset-sale proceeds, financing and the pace at which signed leases begin generating rent are the concrete items to monitor. They will determine how the raised dividend sits alongside debt service, redevelopment spending and acquisition funding. The next earnings update will also show whether Brixmor finished 2026 within its raised FFO and same-property NOI guidance.
