VICI Properties Raises Quarterly Dividend 2.22%

VICI Properties increased its quarterly dividend to $0.46 per share, extending its growth streak to seven consecutive years.

VICI Properties Inc. increased its regular quarterly dividend to $0.46 per share from $0.45, a 2.22% rise. The shares traded ex-dividend on Sept. 17, 2026.

The new quarterly rate equates to an annual dividend of $1.84 per share. Based on a share price of $24.11, the forward annual yield is 7.5%. The increase marks VICI’s seventh consecutive year of dividend growth. The company’s dividend announcement did not identify a specific reason for the increase.

Business backdrop

VICI is an experiential real estate investment trust focused on gaming, hospitality, wellness, entertainment and leisure properties. Its holdings include Caesars Palace Las Vegas, MGM Grand and the Venetian Resort Las Vegas. The company says its portfolio comprises 103 experiential assets—63 gaming properties and 40 other experiential properties—across the United States and Canada. The properties are occupied under long-term, triple-net leases, according to VICI’s investor-relations overview.

The dividend action follows a period of business expansion and earnings growth. In its latest reported quarter, VICI said revenue increased 5.7% from a year earlier, while adjusted funds from operations per share rose 4.6%. AFFO is a commonly followed measure of recurring operating performance for real estate investment trusts. VICI also added new tenants through transactions involving Northfield Park, Golden Entertainment properties and Club Med’s planned redevelopment of the Carambola Beach Resort, according to the company’s second-quarter filing with the SEC.

Among those investments, VICI completed the acquisition of seven Nevada casino properties from Golden Entertainment and placed them under a long-term master lease. The transaction broadened VICI’s exposure to Nevada’s local gaming market and added another tenant to its portfolio, the company said in its transaction announcement.

What it means for income investors

The higher rate modestly increases the cash income attached to each VICI share and preserves the company’s seven-year growth record. At the stated share price, the 7.5% forward yield is supported by an annualized dividend of $1.84 per share.
